Nájemce

The tenant, the person renting the flat under a Czech lease. Has extensive protections under the Civil Code.

The nájemce is whoever has signed the rental contract. Czech law treats them as the weaker party and gives them significant protections: notice periods, rent-cap rules, and the right to subtenants in certain conditions.

If multiple people share a flat but only one signed the lease, only that person is the nájemce. The others are subtenants. This matters for who's legally responsible for the rent and who's protected if the landlord tries to terminate.
