Nájemné

The monthly rent paid by the tenant to the landlord. Distinct from utilities (energie) and service charges (poplatky za služby), which are usually billed separately.

Nájemné is the headline rent, the number on the listing. It almost never includes utilities. Standard Czech contracts itemize 'nájemné + energie + poplatky za služby' as three separate line items.

Czech law limits rent increases to once every 12 months and caps cumulative increases at 20% over any three-year period. If your landlord proposes a higher raise, you can refuse and the landlord has to go to court to enforce it.
