Provize

Provize is paid once, at the start of the lease, in addition to the deposit and first month's rent. For a 22,000 CZK/month flat, the commission with VAT is about 26,620 CZK, adding up to a serious move-in cost.

By Czech law, it's negotiable. Some realitky reduce or waive the commission to close a deal, especially for a slow listing. Always ask. Also: the commission is always paid to the agent who introduced you to the flat, if you found it independently on Sreality and emailed the agent yourself, you're still on the hook.
