SVJ stands for Společenství vlastníků jednotek. Every apartment building with multiple owners has one. Owners vote on building rules, repairs, fees, and pet policies.
As a renter, you don't deal with the SVJ directly, your landlord does. But SVJ rules apply to you: quiet hours, pet restrictions, balcony usage, common-area conduct. Read the house rules (domovní řád) early to avoid surprises.
