The Cheapest Districts to Rent in Prague in 2026 (and What You Actually Get)
The Prague districts with the lowest rent in 2026, from Nusle to Jižní Město, with per-square-metre prices, transport, what you get, and what a room costs in each.

Cheap in Prague does not mean far. The cheapest inner districts are a tram ride from the centre and cost 30 percent less per square metre than Vinohrady or Karlín. Here are the districts where rent is lowest in 2026, what you actually get there, and which ones are worth it for a shared flat.
The numbers
Prague's mid-2026 asking median is about 480 CZK per square metre a month. The expensive districts sit at 550 to 580. The districts below run 380 to 430, and prefab panel buildings (panelák) come in around 20 percent under brick in the same area. Full figures are in our rent update.
Nusle and Vyšehrad (Prague 4): about 390 CZK per m²
The best value in the city. Brick tenements in the valley under the Nusle bridge, ten minutes by tram to I. P. Pavlova, metro C at Vyšehrad and Pražského povstání, and a room in a 3+kk for 9,500 to 11,500 CZK. The valley floor is noisier and darker; the streets climbing toward Vyšehrad and Pankrác are quieter and cost a bit more.
Strašnice and Vršovice east (Prague 10): about 400 to 440
Metro A at Strašnická and Skalka, trams along Vinohradská and Ruskou, and a mix of pre-war brick and 1960s blocks. Vršovice near Krymská has become expensive; go one or two tram stops east and prices drop fast. Good for people who want Vinohrady's cafés at the weekend without paying Vinohrady rent.
Krč and Pod Krčským lesem (Prague 4): about 390 to 420
Panel estates next to a large forest, metro C at Budějovická and Kacerov, and the Thomayer hospital and BB Centrum offices nearby. Flats are larger for the money and often unrenovated. Quiet, green, not lively.
Prosek and Kobylisy (Prague 8 and 9): about 390 to 430
Metro C at Prosek and Střížkov, metro C at Kobylisy and Ládví, 15 minutes to the centre. Prosek is a 1960s panel estate with wide green spaces; Kobylisy mixes panel and older houses. Popular with Prague 8 office workers who priced out of Karlín and Libeň.
Stodůlky, Lužiny, Hůrka (Prague 13): about 380 to 410
The big south-west estates on metro B. Twenty minutes to Anděl, cheap and plentiful 3+kk panel flats, Central Park in Stodůlky, and a strong international community (lots of Prague 5 tech employers). The classic first-flat district for a group of three on a budget.
Háje, Chodov, Opatov (Prague 11): about 380 to 410
Jižní Město, the largest estate in the country, at the end of metro C. Very cheap, very well connected (Chodov is 15 minutes from Muzeum), and better than its reputation: parks, the Chodov shopping centre, and lots of renovated flats. Far from any nightlife.
Hostivař, Modřany, Černý Most: 370 to 400
The cheapest of all, and the furthest: tram or bus plus metro, 30 to 40 minutes door to door. Worth it only if you work nearby or genuinely want the reservoir at Hostivař or the river at Modřany on your doorstep.
What the saving looks like
An 80 m² 3+kk at 400 CZK per m² is 32,000 a month; the same flat at 575 in Karlín is 46,000. Split three ways that is 10,700 versus 15,300 per person, roughly 55,000 CZK a year each. That is a deposit and a holiday, for a commute that is often 15 minutes longer.
Before you pick a cheap district
- Check heating. Panel estates usually have district heating, which is predictable; a cheap brick flat with electric heating can eat the saving in winter. Ask for last year's utilities statement.
- Time the commute at 8 am, not at noon on a Saturday. Metro C from Háje is fine; a bus to a metro is a different life.
- Cheap districts are where scam listings cluster, because the prices look believable. Use the scam checklist and never pay before a viewing.
