How Much Do You Need to Earn to Rent in Prague and Brno in 2026?

"Can I afford to live there?" has two answers: what a landlord will accept, and what you can actually live on. Here is both, for Prague and Brno, in net and gross crowns, using the official 2026 wage data and the rents we track.

What people actually earn in 2026

According to the Czech Statistical Office, the average gross monthly wage in Prague reached 66,459 CZK in the second quarter of 2026, against 51,966 CZK nationally. Averages are pulled up by a few very high earners: roughly two thirds of employees earn less than the average, and the Prague median sits around 53,000 CZK gross. South Moravia (Brno) averages just under 50,000 CZK. The minimum wage in 2026 is 20,800 CZK gross.

Gross to net, roughly

For an employee with no children and the basic tax credit, take-home pay is about 77 to 82 percent of gross (11.6 percent social and health insurance, 15 percent income tax after the 2,570 CZK monthly credit). Rules of thumb for 2026:

• 30,000 gross is about 24,600 net
• 40,000 gross is about 31,900 net
• 53,000 gross (Prague median) is about 41,500 net
• 66,500 gross (Prague average) is about 51,400 net

Self-employed (OSVČ) and contractors work differently; use your accountant's net figure, not the gross invoice.

The two rules landlords and banks use

Landlords in Prague commonly want to see gross income of about three times the rent, or a combined figure for a group. For your own budget the safer test is that rent plus utilities should stay under 30 to 35 percent of net income. Above 40 percent you are one broken laptop away from missing a payment, and in September, with a three-month deposit on top, that is the number that decides whether you can move at all.

What you need for each option

Monthly housing cost including a realistic utilities share, then the net income at which it stays under 35 percent, then the gross that produces. Rents are the mid-2026 asking figures from our Prague rent update.

• Room in a shared 3+kk, Prague (about 12,000 rent + 2,500 utilities = 14,500): net 41,500, gross about 53,000. That is the Prague median salary, which is exactly why shared flats are the norm.
• Room in a shared flat, cheaper districts or Brno (about 9,000 + 2,500 = 11,500): net 33,000, gross about 42,000.
• 1+kk studio alone, Prague (about 18,000 + 3,000 = 21,000): net 60,000, gross about 79,000. Well above the Prague average; most people who live alone in a studio either earn that or are spending over 40 percent.
• 2+kk shared by a couple, Prague (about 26,000 + 4,000 = 30,000, so 15,000 each): net 43,000 each, gross about 55,000 each.
• On the 2026 minimum wage (about 17,500 net) the 35 percent rule gives you 6,100 CZK a month for housing, which in Prague buys a bed in a dorm or a room far outside the centre, and nothing else. This is the group most exposed to scams and worst positioned for a deposit.

The deposit changes the timing, not the maths

Whatever your monthly numbers, moving in costs the first month plus a deposit of up to three months' rent. For a 12,000 CZK room that is up to 48,000 CZK on day one; for a 26,000 CZK flat, up to 104,000. How to make the numbers work

Three levers move the answer more than anything else. District: the same room costs 30 percent less in Nusle or Strašnice than in Vinohrady. Size: a 3+kk split three ways is cheaper per person than a 2+kk split two ways, and far cheaper than a studio.
