Sign your rental contract with DigiSign
Czech residential leases need a recognized electronic signature (or a manual one). DomuHQ handles this through DigiSign, BankID for Czech parties, SMS 2FA for expats. Here's the flow.
DigiSign is integrating, here's how it'll work
Heads up: DigiSign isn't live in production yet. DomuHQ is integrating with DigiSign for legally-binding electronic signatures (Czech Civil Code §2237 requires a recognized or advanced electronic signature for residential leases; a click-to-agree isn't legally enough). Until the integration is enabled, your host will use the upload-signed-PDF flow described at the bottom of this article. Everything else below reflects how the DigiSign side will work once it ships.
How it works end-to-end
Step by step:
- The host uploads the contract on Track Application.
- DomuHQ creates a DigiSign envelope and adds every signer (you, the host, any Squad members, any cosigners).
- Each signer gets an email with a secure, one-time link.
- Each signer authenticates: BankID for Czech parties, SMS 2FA for expats without a Czech bank.
- DigiSign tracks signatures in real time. Track Application updates as each person finishes.
- When everyone has signed, the final PDF is generated with a tamper-proof audit trail (name, method, timestamp, certificate) and emailed to all parties. The PDF is also stored on Track Application for download any time.
Czech signer? Use BankID
BankID is the strongest method, recognized by the courts, and free if you have an account at a Czech bank. Click the BankID button in DigiSign, log into your bank in the popup, confirm the signature, and you're done. The whole thing takes about 45 seconds.
Expat without a Czech bank? Use SMS 2FA
If you don't have a Czech bank yet (just moved, on a tourist visa, etc.), use the SMS 2FA option. DigiSign sends a code to your phone; enter it to confirm the signature. This meets the legal signature level for residential leases. It's perfectly acceptable to the host and to the courts.
Mixed Squads work fine
A Squad with both Czech and expat members signs the same contract, each member uses the strongest method available to them. The host doesn't have to know who used what; DigiSign just collects the signatures and produces one combined PDF.
Reservation contracts vs rental contracts
If your deal has a reservation phase, you sign the reservation contract first as a separate DigiSign envelope. The reservation contract needs only basic identification (names). The rental contract that comes later needs full legal details, full name, date of birth, address, ID number, nationality. DomuHQ pre-fills what it can from your verified profile; you only need to confirm.
For now: use the upload-signed-PDF flow
While DigiSign is still being integrated (and for hosts who prefer paper afterwards), download the contract from Track Application, sign manually, scan, and upload the signed PDF back via Upload Signed Contract. The pipeline continues and the host can confirm signed status manually. This is the active path today.

Open the DigiSign email
10 secondsLook for an email from DigiSign with a subject like "Document ready to sign, DomuHQ". Click the secure link inside. Check spam if it doesn't arrive within 10 minutes.

Review the contract
5 minutesDigiSign shows the contract in your browser. Scroll through; the signature placeholders are highlighted. Don't sign until you've read the rent, deposit, duration, notice period, and what's included.

Pick your signing method
5 secondsBankID or SMS 2FA. Pick the strongest one available to you. The choice doesn't affect the contract's legal status, both meet §2237.

Authenticate
30-60 secondsBankID: click the button, log into your Czech bank in the popup, approve. SMS 2FA: enter the 6-digit code DigiSign texts you.

Sign
15 secondsClick each signature placeholder in the contract. DigiSign applies your signature with the audit-trail metadata baked in. Final click: Submit signature.

Download the signed PDF
10 secondsOnce every signer has finished, DigiSign emails you the final signed PDF. It's also available on Track Application under the Signed Contract step. Save a copy locally.
Frequently asked questions
Is BankID really safer than SMS 2FA?
BankID's authentication is stronger (it's tied to your bank account, multi-factor by design). SMS 2FA is still a recognized electronic signature for residential lease purposes, it just sits one level lower on the legal scale. For your purposes as a tenant, both work.
I don't have a Czech bank yet. Can I get BankID later and re-sign?
No need. Once you've signed with SMS 2FA, the contract is signed. You don't have to upgrade later. Open a Czech account at your own pace.
What if I want a lawyer to review the contract first?
Don't click Sign yet. DigiSign sessions don't expire instantly, you have several days. Download the PDF, send it to your lawyer, and come back to sign once you're comfortable. The host sees that you've Viewed but not Signed and can wait.
Will the signed PDF hold up if I need to use it in court?
Yes. DigiSign produces a court-admissible PDF/A document with an embedded certificate and a separate audit-trail document logging every signature event. Keep both files.
