Create your first listing on DomuHQ

A complete, well-photographed listing books viewings 5× faster than a thin one. Here's exactly what to fill in, how to write the description, and what photos to take.

What you'll need before you start

Have these basics ready: full street address (DomuHQ uses Mapy.cz for autocomplete), the layout code (1+kk, 2+1, etc.), total area in m², monthly rent and security deposit, utilities breakdown, photos of every room plus the building entrance, and proof of ownership or right to sublet (cadastral extract, purchase agreement, or lease with subletting permission).

The 7-step listing wizard

Create new listing opens a guided 7-step wizard. You can save and exit at any point and resume later from your dashboard. The 7 steps:

1. Property Details

Property type (apartment, house, room in shared apartment), room configuration (Czech layout codes like 1+kk, 2+1, 3+kk), condition, total area in m², building details (floor, year built, building type), and energy class.

2. Location

Street address with Mapy.cz autocomplete. Choose address privacy (exact pin vs. nearest landmark for renter-side privacy). DomuHQ auto-detects nearby civic amenities (tram, metro, schools, grocery) from the address.

3. Pricing

Monthly rent, security deposit (capped at 3x rent under Czech law), agency commission if applicable, and a utilities matrix with 7 items (electricity, gas, water, heating, internet, building fees, waste) each flagged included in rent or separate.

4. Features & Utilities

Heating type, internet and cable specs, furnishing level (furnished / partly / unfurnished), in-unit equipment (dishwasher, washing machine, oven), and building amenities (elevator, parking, storage, balcony, garden).

5. Policies & Rules

Pets allowed, smoking allowed, parking arrangement, available-from date, minimum lease length, max occupancy, ownership type, and signing preference (electronic via DigiSign once live, or physical signing for now).

6. Photos & Media

Upload at least 3 photos per category across 5 required categories (so about 15 photos minimum). Maximum 100 photos per space. JPG, PNG, or WebP, up to 10 MB each. The system shows a quality score per photo and surfaces a bulk-upload tool if you've got a folder of them already.

7. Verify Documents

Proof of ownership or right to sublet: cadastral extract (výpis z katastru / list vlastnictví), purchase agreement, lease with subletting permission, or power of attorney. JPG, PNG, or PDF, up to 10 MB. You'll also tick consents for listing accuracy and the ČÚZK cross-check. IČO-verified agencies are routed through a separate flow and skip this step.

What happens after Publish

Submitting from the wizard moves the listing into In Review status, not live immediately. The DomuHQ team approves most listings within 1 business day. Once approved, the listing moves to Published and appears in renter search.

Pricing: list at the market, not above it

If you list 10% above the market rate, you'll get fewer enquiries and the listing will sit. The cost of two weeks empty almost always exceeds the upside of a slightly higher rent. The platform shows you the median price for your district and layout combo as a sanity check while you fill in the price field.

After the listing is live

You'll see applications, messages, and saved-to-shortlist events appear in your host dashboard. For your first week, refresh once or twice a day and reply to enquiries within a few hours, the fastest replies tend to convert into viewings.

Step-by-step

    Open the listing creator

    5 seconds

    From your host dashboard, tap Create new listing. If you're a renter who also hosts, switch to Host mode from your profile menu first.

    Walk through the 7 wizard steps

    30-45 minutes

    Property Details → Location → Pricing → Features & Utilities → Policies & Rules → Photos & Media → Verify Documents. You can save and exit at any step and pick up where you left off.

  3. 3

    Add at least 15 photos across 5 categories

    10-15 minutes

    Minimum 3 photos per category, 5 categories total (about 15 photos minimum, up to 100 per space). Landscape orientation. JPG, PNG, or WebP, up to 10 MB each. HEIC isn't accepted; convert iPhone photos to JPG first.

    Upload ownership proof in Verify Documents

    2 minutes

    Cadastral extract is the fastest if you can get it online (katastrnemovitosti.cz). Otherwise: purchase agreement, lease with subletting permission, or power of attorney. JPG, PNG, or PDF, up to 10 MB.

  5. 5

    Submit for review

    5 seconds

    Hit Submit. The listing moves to In Review status. The DomuHQ team approves most listings within 1 business day; once approved, the listing flips to Published and appears in renter search. You'll get a notification on each status change.

Frequently asked questions

  • Do I need DomuPlus to list a spare room?

    Yes. DomuPlus (299 CZK/month) includes one spare-room listing. DomuBasic (free) doesn't allow listing. If you have multiple properties, you need a professional host plan instead.

  • How does the ČÚZK check actually work?

    DomuHQ queries the Czech Cadastral Registry against the address you submitted. We confirm building characteristics, ownership / encumbrance status, and (for spare-room hosts) that you're a known resident at the address. The check is automated, free, and completes in the background usually within 1 business day.

  • Can I list the same room on multiple platforms?

    Technically yes. We recommend keeping listings in sync, outdated availability on DomuHQ wastes everyone's time. Many spare-room hosts find that the DomuHQ-only audience is large enough (and pre-verified enough) that cross-listing isn't worth the maintenance.
